This Rent Agreement is entered into between [Landlord] (the "Landlord") and [Tenant] (the "Tenant") in respect of the premises located at [Property Address] (the "Premises").
1. Premises
The Landlord agrees to let, and the Tenant agrees to take on rent, the Premises described above, for residential or lawful commercial use as agreed between the parties.
2. Term
The lease shall commence on 2026-09-08 and continue until 2026-09-08, unless earlier terminated in accordance with this Agreement.
3. Rent
The Tenant shall pay monthly rent of [amount], payable in advance on or before the 5th day of each calendar month, to the account or address nominated by the Landlord. Rent payments received after the 10th of the month shall attract a late fee of 2% of the monthly rent.
4. Security Deposit
On execution of this Agreement, the Tenant shall pay a security deposit of [amount]. The deposit is refundable, without interest, within 30 days of the Tenant vacating the Premises, less any deductions for unpaid rent, unpaid utilities, or damages beyond fair wear and tear.
5. Use of Premises
The Tenant shall use the Premises only for the agreed purpose and shall not use it for any unlawful activity. The Tenant shall not sublet or assign the Premises without the prior written consent of the Landlord.
6. Maintenance and Repairs
The Tenant shall keep the Premises in good and tenantable condition, reasonable wear and tear excepted. Minor repairs (up to a mutually agreed monthly threshold) are the responsibility of the Tenant. Major structural repairs are the responsibility of the Landlord.
7. Utilities
The Tenant shall pay all utility charges (electricity, water, gas, internet) incurred at the Premises during the term of this Agreement, unless otherwise agreed in writing.
8. Renewal
Automatic renewal for successive 12-month periods unless terminated by either party with 60 days written notice.
9. Termination
Either party may terminate this Agreement by giving 30 days written notice. The Landlord may terminate immediately in the event of non-payment of rent for more than 15 days, or material breach of any covenant.
10. Governing Law
This Agreement shall be governed by the laws of California, USA and any disputes shall be subject to the exclusive jurisdiction of the courts located therein.

The 11-month term is a deliberate choice under Indian practice, since leases exceeding 11 months typically require registration with the sub-registrar, and the 3-month deposit matches the local residential norm rather than the 1-2 month norm used in the US or UK.
When to use this tool
Use a Rent Agreement specifically for leasing property. For a business relationship involving services or the recurring supply of goods rather than a leased premises, use a Service Agreement or Vendor Agreement instead.

The eight fields that decide every dispute
Names and addresses of landlord and tenant, the full property address, monthly rent and due date, security deposit and refund conditions, lease start and end dates, renewal terms, who pays which utilities, and the notice period for termination. Every rental dispute that ends up in a small-claims tribunal comes down to one of those eight being missing, ambiguous, or contradicted by a WhatsApp message. Security deposit: what it covers, when it comes back
Security deposits typically run one to three months' rent — residential leases in most Indian cities push closer to three, while US and UK residential leases usually sit at one to two. The agreement should say exactly what the deposit covers, such as damages beyond fair wear and tear, unpaid rent, or unpaid utilities. It should also state when it will be refunded (30 days after vacating is the norm; some jurisdictions mandate faster) and how disputes over deductions are resolved. Itemised deductions with photos beat "we're keeping half the deposit" every time.
Renewal, rent increases, and month-to-month
The template offers three renewal structures: fixed term with automatic renewal at expiry, fixed term ending on the end date, or month-to-month rolling from day one. Automatic renewal is convenient for both sides but should always come with a cap on the annual rent increase — 5 to 10% is typical for residential leases, and commercial leases often index to CPI. Month-to-month gives maximum flexibility but usually commands a small premium on the monthly rent to compensate for the landlord's uncertainty.
