What every rent agreement must cover

The names and addresses of landlord and tenant, the full property address, the monthly rent and due date, the security deposit and the conditions for its return, the lease start and end dates, renewal terms, who pays which utilities, and the notice period required to terminate. Missing any of these is the fastest way for a small dispute to escalate.

Security deposit best practice

Security deposits are typically one to three months' rent. The agreement should say exactly what the deposit covers (damages beyond fair wear and tear, unpaid rent, unpaid utilities), when it will be refunded (usually within 30 days of the tenant vacating), and how disputes over deductions will be handled.

Renewal and rent increases

The template offers three options — fixed term with automatic renewal, fixed term ending on the end date, or month-to-month rolling. If renewal is automatic, include the maximum permitted rent increase per year to protect the tenant and set a predictable landlord expectation.
